Policies & Procedures

TuckAway Suites is an independently owned boutique inn in a historic 1906 building, blending antique charm with mountain modern style. With no common lobby or on-site staff, our suites are made for independent travelers who value privacy and a home-like stay. Please note, that our historic building does not have an elevator, and upper-floor suites are accessible by stairs only. The policies below help us care for our guest and our historic home.

Booking Policy: To make a booking, guests must provide a valid credit card. Full payment is due at the time of booking unless otherwise agreed upon with the host.

Full Property Rental: We welcome family reunions, friends gatherings and retreats where the property can be exclusively rented. Our noise disturbance policy must still be followed to ensure the property follows the town of Bartlett noise ordinance orders. A phone call with the owner-operator, prior to the reserved date, will be required.

Cancellation Policy: Guests may cancel their reservation and get a full refund if cancelled up to 14 days before check-in date, 50% refund if cancelled 7 days from check in date, and no refund if cancelled less than 7 days before check-in.

Check-in/Check-out Policy: Check-in is at 4:00 PM on the day of arrival, and check-out is at 11:00 AM on the day of departure. Early check-in and late check-out may be available upon request, subject to availability and additional fees.

Self Check-In Experience: Each Villa and Suite is equipped with smart locks for a seamless self check-in process.  Your unique code is provided to you 48 hours ahead of your reservation via email and SMS text which will activate at your 4pm check-in time and 11am check-out time. 

Daily Room Housekeeping is NOT provided: Each unit is professionally cleaned prior to check-in. Guests have access to supplies on the second floor which include a vacuum, broom, cleaning supplies and extra linens for use during their extended stays. The green dumpster in the parking lot is available for guests to dispose of trash as needed throughout your visit.  Prior to checkout, we kindly ask that you remove all trash from your accommodation and place it in the dumpster.  Thank you for helping us keep TuckAway clean and welcoming for every guest!

Mini Fridge/Microwave/Coffee Station: Each suite is equipped with a mini-fridge, microwave, coffee machine and unlimited fresh ground coffee. The Riverside Villa and Garden Villa are equipped with full kitchens.

Occupancy Policy: The maximum number of guests allowed in each rental is specified on the booking page.

Damages and Liability: Guests are responsible for any damage caused to the rental or its contents during their stay. The host reserves the right to charge guests for any damages or excessive cleaning required.

Fire Pits are Prohibited

Smoking: Smoking and vaping are strictly prohibited inside the property, including all rooms and entryway. Additionally, smoking is not permitted on the escape exit, at or near the entrance of the building. If you choose to smoke, you may do so outside only, and be at least 25 feet away from the property. Please properly dispose of all smoking materials in designated green dumpster.

Pet Policy:

Pets are not allowed without prior approval from the host, and are only permitted in the Garden Villa. A pet cleaning fee of $100 must be included in reservation.

Guest assumes full responsibility for the dog at all times while on the property

• Dog remains on leash, outside of the unit, at all times. (regardless of great recall). Many of our guests have small children or they themselves are scared of dogs.

• Dogs left unattended in the guest room must not bark, cause damage, or do anything to disturb other guests

• In the event of excessive disturbance from whining/barking etc., host reserves the right to ask guest to remove dog from premises at any time

• Guest will remain liable for any and all damage or harm caused by their dog to suite property, humans and outside property

• Guest acknowledges that they are responsible for immediate pick up of their dogs waste and dispose of it in the provided dumpster in parking lot. Dog waste is not to be disposed of inside the property. A $50 fine will be charged to guest each time guest neglects to pick up after their dog, and a $250 fee for any dog waste or damage to furniture/property from accidents in the Garden Villa unit.

Noise and Disturbance Policy: At TuckAway Suites we strive to provide a peaceful and relaxing environment for all of our guests. Equally important to us is maintaining the tranquility that our neighbors value and enjoy in this area.

To ensure a respectful and restful experience for everyone, we enforce a strict noise and disturbance policy which follows the town of Bartlett noise ordinance policy. Quiet hours are observed from 10:00PM to 7:00AM daily, both outside and inside the property.

We appreciate your understanding and cooperation in helping us preserve the calm, welcoming atmosphere that makes TuckAway suites so special.

Governing Law: These terms and conditions are governed by the laws of New Hampshire.

By making a booking, guests agree to these terms and conditions and any additional policies or rules specified by the host. The host reserves the right to modify these terms and conditions at any time without notice.
